It is at this stage when further planning and preparation is executed.
The ideas start to crystallise, architects produce planning and detailed construction drawings, assisted by designers.
Planning permission and party wall agreements are dealt with, a structural engineer steps in and assesses what improvements have to be carried out to the bone of the structure to make the construction possible.
Surveyors gather all available information from architects, designers and structural engineers and produce a firmer Budget Estimate.
A construction phase plan is produced and you can now confidently entry the crafting era.
